At the end of your tenancy we will arrange a check-out appointment with you. In in everyone’s best interest to make sure the check-out process runs as smoothly as possible and these notes are intended to help you prepare for the check-out and to minimise the potential for deposit deductions and misunderstandings.
We would like to highlight the areas most overlooked by tenants when preparing a property for check-out. We aim to make no deposit deductions, so be sure to check on the following:
- Replacement light-bulbs
- Carpet cleaning
- Garden maintenance
- Window cleaning
- Oven cleaning
- Bed-linen laundering
At the appointed time you should have your property prepared to hand back. We reserve the right to make a charge if we are required to make a repeat visit in order to conduct the final check-out.
It is a good idea to start your preparations early by running through your copy of the inventory to remind yourself about the contents and condition at the start of the tenancy, and to check for damaged or missing items.
Normal Wear and Tear
Please note that normal wear and tear does not include damage, nor excessive wear and tear.
Preparing the Property and Contents
The property must be handed back clean and tidy. If professional cleaners are required, the cost will be claimed from your security deposit. Please pay particular attention to the insides of the oven, fridge and microwave. The fridge should be emptied, cleaned and left switched off with the door open.
We will record final meter readings. These will be passed to the utility companies after your check-out who will then send closing bills to your forwarding address. We will also pass on your new address to the council tax office.
It is possible that we may contact you to arrange to show the property to prospective tenants. It is a condition of your tenancy agreement that you allow us to do so. However we will give reasonable notice, and endeavour to do so at your convenience.
Return of Deposit
You should use your DAN (Deposit Account Number) to claim your deposit from Safe Deposits Scotland. Your DAN will have been emailed to you shortly after the start of your tenancy. If there is any reason to make deposit deductions we will make our case to the representatives of Safe Deposits Scotland.
Please make sure that you cancel your standing order for rent payments with your bank. This should be done as early as possible after your last rent payment. We reserve the right to charge an administration fee of £25 for the return of any rent paid to us following the end of your tenancy.
