In spite of repeated complaints to WL regarding tenants, who are my neighbours, holding regular noisy,disruptive parties and large social gatherings, no effective action has been taken. These parties last from early evening into the small hours of the morning.with loud music,raised voices, doors banging, noisy guests leaving in taxis at 3/4 in the morning.
Having repeatedly been advised to contact Council
I finally, recently, lodged a formal complaint.
WL were contacted by the investigating officerr but obviously continued to play down the severity of the nuisance caused by their tenants. As a result the case was closed with no actionable response from the Council.
I am in my seventies with health conditions and yet I receive no support or sympathy from WL.
When the tenants are not having parties they are playing loud video games under my front bedroom.
I am regularly disturbed by loud noises during the night.
I have had five years of this treatment.
Last night they had another gathering with loud music and voices lasting until 4.30 a.m.
I am disgusted with how WL has managed this ongoing situation.
This is the class of tenants WL rents to.

I have the misfortune to live in the same building as a flat let by Western Lettings.

Since the beginning of the current tenants residence I have had occasion to contact WL with a number of concerns. For the most part the issues raised were resolved to a fairly acceptable degree. However one recurring issue i.e.regular noisy, disruptive all night parties held by the tenants has never been dealt with satisfactorily or effectively enough to prevent them happening time and time again.
The most that has been done on these occasions is to politely request that the tenants refrain from causing neighbours upset or disturbance.
Each time I have raised the issue I have been told to refer my concerns/complaint to the appropriate authority viz. Police and/or Council. I have done so and been told to go back to the landlord/ letting agents.That without proof e.g.sound recordings, etc. there is little they can do.
Quite a 'Catch 22'" situation!
Last weekend I was forced to endure yet another all night party.
The noise persisted into the early hours, well beyond the accepted 11p.m. curfew.
I contacted WL about it and after having "reviewed.the matters" they advised me that the "matter is now closed." Again telling me to report directly to the local authority.
They closed their last email to me with the following: "We will not be responding to further correspondence regarding this property".
Essentially, in my opinion, I am being told to go away and not bother them again.
Of course , I will not accept this rebuttal and intend seeking advice as to how I should proceed.

So, given my personal experience, I would advise anyone living next to a Western Lettings property to be aware of their policy response in such a situation and be ready to take matters further with the authorities should the need arise.

Highly unprofessional. Agent couldn't even explain where the gas meter was... then when I asked to submit an application I was denied this opportunity. Agency stalled for a week 'waiting for the landlord' before telling me I was unsuccessful (even though I couldn't submit an application).

I’ve had Western Lettings manage my properties for the past five years, and they’ve been consistently excellent throughout.

We just had Declan over for the gas safety check. He was very thorough and super polite. He also asked us if we had any other issues which we've had even after having scottish gas out (we raised this a few times with western lettings during the house assessments).

Hes come in and sorted the radiators so that we can have heating through the house and assessed the leaking bathroom radiator. He's said that he will raise a job as he is aware of what the problem is. This is something scottish gas where unable to do and we remained without heating in the bathroom since moving in. He has now set that up for us as well.

He really took some extra time to help us and sort things out and was very thorough. Can't thank him enough. It's clear he knows what he's doing.

Their service has been excellent throughout. Before working with them, I rented from two private landlords directly and also used another letting agent, but Western Letting has been the best experience by far. They have been professional, helpful, and quick to respond whenever I’ve needed support.
