What new landlords in Glasgow often don’t see - until it’s too late

Letting a property can look simple from the outside. Find a tenant, collect the rent, deal with the odd repair. But the responsibility sits with you from the moment your property goes on the market.

You need an accurate asking rent, the right certificates in place, the right tenant, the right documents issued and the right response when something goes wrong. The list goes on. And that’s a lot to manage (with a lot of risk on your shoulders). It’s also where new landlords come unstuck. A bad choice of tenant. A missed compliance deadline. Suddenly your simple side hustle has turned into a nightmare through problems that could have been avoided at the start.

Western Lettings gives new landlords an easy way to rent out their property. We take care of the setup, the compliance and the day-to-day management, so small mistakes don’t turn into big bills, legal trouble or a property you wish you’d never let.

Full-service property management in Glasgow for first-time landlords - with nothing left to chance

If you’ve never let a property before, it’s not always obvious what needs to happen - or in what order. And it’s not something you get much room to get wrong.

Western Lettings was built by landlords who dealt with this themselves - the admin, the compliance, the constant issues that come with managing a property day to day. We take that weight off other landlords and make sure it’s handled properly from the start. Today, we manage over 1,100 properties across Glasgow for more than 1200 landlords. Our team are Level 6 qualified, ARLA Propertymark members, and operate structured processes built on managing property full-time - not splitting attention between lettings and sales.

Here’s exactly how we deliver our property management service, from preparing it for the market to managing the tenancy and handling the final handover.

Preparing your property to rent in Glasgow

Getting this stage right protects everything that comes after it.

  • Rental valuation you can rely on: We give you a realistic rental figure based on the current Glasgow market - not an inflated estimate to win your instruction. Pricing your property correctly from the outset attracts stronger applicants and avoids unnecessary void periods.
  • Property marketing that reflects the standard of your home: Your property is listed across all major portals (including Rightmove, Zoopla, S1 Homes and Citylets) with professional photography and accurate presentation. First impressions matter - and they directly affect the quality of tenant you attract.
  • Thorough tenant vetting - no shortcuts: Every applicant is fully referenced, including credit checks, employment verification, financial assessment and previous landlord references. If something doesn’t meet the standard, we don’t proceed. Simple as that. This is where many problems start for inexperienced landlords - and where our process is deliberately strict.
  • Full compliance set up before move-in: We arrange and document all required safety certifications – including gas, electrical, EPC, smoke and heat alarms - before your tenant moves in. Nothing is left outstanding, and everything is properly recorded from day one.
  • Professional tenancy agreements: Your tenancy agreement is fully compliant with Scottish regulations, clearly documented, and in place before keys are handed over. No gaps or ambiguity.
  • A structured move-in process: Your property manager will prepare everything in advance of the tenancy start date, including inventory, check-in photos, meter readings, rent collection, compliance sign-off and tenancy agreement.

Managing your rental property day to day

This is where most new landlords feel the pressure - and where the right management makes the biggest difference.

  • Rent collection and clear reporting: Rent is collected on time, and you receive clear statements showing exactly what’s been received and what’s been spent. No chasing, no uncertainty.
  • Regular inspections by someone who knows your property: Your dedicated property manager carries out scheduled inspections and shares a full report after every visit. The same person oversees your property throughout - not a rotating team.
  • Maintenance handled before it becomes a problem: Repairs are managed proactively using trusted, insured tradespeople. You’re kept informed before work is instructed, and we never take contractor commissions.
  • Ongoing compliance managed for you: All certification renewals are tracked and arranged as required. You don’t need to remember dates or manage paperwork - it’s handled.
  • Rent reviews to keep your income on track: We regularly review rental levels against the Glasgow market to make sure your property continues to perform as it should.
  • Clear, direct communication when you need it: Updates, reports and documents are available through your landlord portal as soon as they’re ready. When you call, you are automatically routed directly to your property manager - no call centres, no delays.

What happens at the end of a tenancy

A well-managed exit protects both your property and your income. Here’s how we make sure that happens:

  • Detailed check-out inspection: Your property is assessed against the original inventory by the same property manager who has overseen the tenancy - ensuring nothing is missed.
  • Fair and structured deposit handling: Our process reduces the need for disputes, but where deductions are required, they are handled clearly, fairly and in line with regulations.
  • Preparing your property for the next tenancy: We move quickly to prepare and relist your property, minimising void periods and keeping your rental income consistent.

How much does property management cost for new landlords in Glasgow?

10%+VAT commission

If you’re letting a property for the first time, one of the biggest concerns is cost - and whether you’re going to be hit with unexpected fees along the way. We keep it simple and transparent from the start.

Full management is charged at 10%+VAT of the rent achieved (subject to a minimum of £75+VAT).

There is a one-off £400+VAT letting and marketing fee, which covers everything required to set your property up and move your tenant in, including Inventory, virtual tour, floorplan, marketing, viewings, tenant referencing, compliance setup, legal documents, property preparation, tenant check-in and utility transfers.

When your property is managed professionally by a letting agent you can rely on, you avoid the kind of issues that end up costing far more - the wrong tenant, missed compliance, or problems that escalate because they weren’t dealt with early.

If you’re letting a property for the first time, you need to know what happens if something goes wrong. Here’s what we guarantee...

If you’re new to letting, it’s not always obvious what “good service” actually looks like - or what should be happening behind the scenes to protect you. That’s why we don’t just describe our standards - we guarantee them. The following commitments are designed to remove two of the biggest concerns new landlords have: poor communication and costly mistakes.

Three steps to letting your Glasgow property - without the uncertainty

Letting your property can feel like a lot to get your head around. It doesn’t need to be. We break everything down into three clear steps - so you know exactly where to start, what happens next, and how your property is managed from that point on.

Letting your property in Glasgow should feel straightforward. Choosing the wrong letting agent is usually where it goes wrong...

With the right agent, things are handled from the start before they become an issue. Tenants are chosen carefully, repairs are dealt with early and compliance is kept up to date without anything slipping through.

With the wrong agent, it’s the opposite. Decisions are rushed to fill a void. Problems sit too long. Compliance gets treated as paperwork until it isn’t - and by then, it’s your problem. This is your chance to get this right.
