Bad letting agents don't suddenly get better, they just get more costly to stay with

Most Glasgow landlords don't switch letting agents the moment something goes wrong. They wait. They give it time; they chase one more update and they tell themselves it'll improve. But it usually doesn't. Calls go unanswered. Repairs drag. Updates don't arrive unless you push for them. And the longer it goes on, the more it costs - in time, in stress, and in money.

You shouldn't have to work this hard for basic management of your rental property.

But switching feels like just another thing to manage – a pain you could do without. Western Lettings handles the entire process - so you don't have to.

How does switching Glasgow letting agents work? It’s simpler than you think

Switching letting agents is easy. Your part is straightforward. One conversation with us is all it takes. From that point, we handle everything - including your outgoing agent.

Western Lettings was founded by landlords who experienced first-hand what a bad letting agent actually costs

The founders of Western Lettings didn't set out to start a letting agency. They set out to find one that operated with transparency, accountability and basic professional standards. When they couldn't find it, they built an agency that did deliver it instead.

Eighteen years later, that founding experience still shapes how we work. It's why we have one named property manager per property. Why we don't take contractor commissions. It’s why we answer the phone promptly and hold ourselves to guarantees that most agents wouldn't dare to offer. It’s the direct result of knowing exactly what it feels like to be on the wrong end of a letting agent who doesn't follow through.

If you're thinking about switching, you already know that feeling. We built Western Lettings for landlords like you.

The reason most Glasgow landlords switch is poor communication. Here's what we guarantee...

After 18 years, we can make these guarantees because we've built our business around keeping them.

What to expect as a Western Lettings landlord

Full-service property management, one dedicated property manager, and a process that keeps you informed at every stage.

We charge a flat fee of 10%+VAT for full property management

Our fees are transparent and simple. Full management fees are 10%+VAT of rent achieved (min of £75+VAT). The only additional fee you will be subject to is a £400+VAT Letting and Marketing fee, which includes inventory, advertising, compliance instruction, property preparation, tenant referencing and virtual tours.

Three steps to switching Glasgow letting agents and never looking back

Who looks after your property?

Every Western Lettings property has a dedicated property manager - someone who knows your home, knows its history, and is the person you call when you need something. Find out who that person might be.

Renting through Western Lettings?

We manage both sides of every tenancy with the same care. If your tenant has questions about the switch, here's where to point them.

Can you afford to stay with the wrong Glasgow letting agent any longer?

The cost isn’t just the management fee you’re paying for a service that isn’t delivering. It’s the repairs that go unnoticed until they become expensive. Compliance risks that only come to light when something goes wrong. Tenant relationships that start to drift because no one is paying close attention.

These problems build slowly but are hard to untangle.

Switching letting agents usually takes one straightforward conversation. The real question is how long you’re prepared to keep carrying the cost of staying where you are.

Western Lettings manages more than 1,100 properties across Glasgow. The landlords who trust us with them made the same decision you’re considering now - and many say the same thing afterwards: they wish they’d done it sooner.
